Units with a washer and dryer rent faster and rent higher. Buying sets for every door ties up thousands and hands you a permanent maintenance obligation. We supply, install, service, and replace the machines — you list the amenity and stop taking the calls.
The purchase price is the part you see coming. The rest of it arrives over the next five years, one phone call at a time.
Ten sets is roughly $14,000 you don't spend, sitting in depreciating equipment. Put it into the roof, the HVAC, or the next door instead.
Your tenant calls us directly, or you forward it and we take it from there. No diagnosing a drain pump over the phone at nine at night.
In-unit laundry is one of the most-filtered amenities on every rental listing site. A vacant unit costs more per week than a year of rental appliances.
Add sets when you add doors. Pull them when a unit sells or a tenant brings their own. You're not stuck reselling used appliances.
A flat monthly line instead of a capital purchase plus unpredictable repair bills. Easier to budget, easier to model per door.
When a unit reaches the end of its life we swap it. You never absorb the cost of a five-year-old washer finally quitting.
Both work. Which one makes sense depends on your market and how you price the unit.
| Structure | How it works | Best when |
|---|---|---|
| Owner-paid | You hold the agreement and roll the cost into rent. The appliance is listed as an included amenity. | You want the listing to say "in-unit laundry" and you're competing on amenities. |
| Tenant-paid | We contract directly with the tenant. You approve the install; the rental and payments are between us and them. | Your unit has hookups but no machines, and you'd rather not carry the cost or the liability. |
We check hookups, clearances, and dryer venting across your doors. No charge, no obligation.
A single number per unit per month, based on count and term. Written, not verbal.
We work around turnover so machines go in between tenants where possible.
We give you a number to pass to tenants. Appliance issues stop routing through you.
We serve Washington County, Iron County, and Mesquite, Nevada — St. George, Washington, Hurricane, Ivins, Santa Clara, Cedar City, Enoch, and everything between.
Three or more. Below that it's our standard $60 per set per month, which is still competitive. Above that the per-door rate comes down, and it comes down further with longer terms.
Us, directly. We give you a card or a number to include in your welcome packet. You're welcome to stay in the loop, but you don't have to be in the middle of it.
Normal wear and mechanical failure are ours — that's the whole point. Genuine damage or abuse is handled case by case, and we'll always talk to you before anything is charged. We're not looking to nickel-and-dime the person who sends us repeat business.
Yes. Adding is easy — we schedule the install. Removing takes a little notice so we can plan a pickup, but there's no penalty for a unit going offline because you sold it or the tenant brought their own set.
Then those units aren't candidates, and we'll tell you straight during the walkthrough rather than sell you something that won't install. If adding hookups is on your radar, we can tell you what a unit would need.
Yes — Airbnb and VRBO hosts are a good fit, especially in the St. George and Hurricane markets. In-unit laundry is a strong filter for families booking multi-night stays near Zion.
A straightforward rental agreement with a six-month minimum, then month to month. Multi-unit terms are set out per door. We'll send it to review before anything is signed — take it to your attorney if you want, we'd rather you were comfortable.
We'll come look at the units and send a written per-door rate. No charge for the walkthrough and no pressure after it.
